Zero lot line house Print

Design Outcome

Advantages

Allows narrow lots to be used efficiently, and allows useable outdoor space along the sunny side of the house to be maximised on any width of lot.

Disadvantages

Providing natural light and ventilation to parts of the house that are at the boundary can be complex. In addition, fire rating is required for any wall on or close to the boundary and gaining access to the outside of the boundary wall for maintenance can be difficult.

Design considerations

When locating the boundary wall and any windows, carefully consider the impact on any existing or future development across the boundary.

Use roof lights to bring light into the side of the house that is on the boundary.

Ensure effective ventilation is provided to all rooms.

Consider the potential for integrating a courtyard to bring light and ventilation in to the centre of the building (see Courtyard house).
